Cost of Living in Crete in 2026: Real Numbers

9 min read
Traditional Cretan market with fresh fruits, vegetables and local produce

I live in Makrigialos, in eastern Crete. Every time someone asks about the cost of living here, I hear two extremes: those who think Greece is a bargain-basement destination, and those who've read that "Crete is expensive in summer." Both are right and both are wrong.

Here are the real numbers, as I observe them day to day in 2026. Not real estate agency averages. Not 2023 Eurostat data. What it actually costs to live in Crete.

Housing: the most variable expense

Crete is not uniform. The rental market in Heraklion has nothing to do with a village in the east. The prices below are monthly rents excluding utilities for year-round leases (not seasonal rates).

Property typeHeraklionAgios NikolaosEastern Crete village
Studio / 1-bedroom350 - 500 EUR300 - 450 EUR200 - 350 EUR

3-bedroom apartment600 - 900 EUR550 - 800 EUR350 - 550 EUR
House with garden700 - 1,200 EUR650 - 1,000 EUR400 - 700 EUR

Food: approximately 30% cheaper than Western Europe

Local produce is remarkably affordable: Cretan olive oil (6 to 9 EUR per liter for quality), tomatoes, cucumbers, aubergines, citrus fruits, local cheeses. The weekly village market remains the most economical option.

Energy: watch out for summer

Electricity is billed by DEI (the public provider). The price per kWh is approximately 0.18 to 0.22 EUR in 2026. In summer with air conditioning running heavily: 150 to 250 EUR/month. In winter: 100 to 150 EUR/month for a standard home.

Transport: a car is essential in the east

Crete is not a destination where public transport will serve you well outside major cities. Fuel (95 unleaded) costs approximately 1.65 to 1.75 EUR/L in 2026. Car insurance: 300 to 600 EUR/year. A reliable used car costs 3,000 to 8,000 EUR.

Healthcare: two parallel systems

Greece has a public health system (EOPYY) accessible via AMKA, the Greek social security number. In practice, most long-term expats combine a private GP for routine consultations (30 to 60 EUR per visit) with international health insurance for hospitalisations.

With average rent of 350 to 550 EUR for a 2-bedroom apartment outside Heraklion, total living costs land between 1,100 and 2,500 EUR/month depending on your lifestyle. That is 30 to 40% below an equivalent life in a mid-sized French or UK city.
