Crete Real Estate Prices in 2026: Zone-by-Zone Comparison

The Cretan real estate market is not a single market. Between Chania and the eastern coast, prices can vary by a factor of two. Understanding these gaps is the first step before any purchase.

The Crete average: 2,456 EUR/sqm

According to Indomio/Spitogatos 2025 data, the average price per sqm in Crete stands at 2,456 EUR. But this average hides very different realities depending on the zone.

Why East Crete is attracting more buyers

East Crete remains the most affordable area on the island. Prices per sqm are below the Cretan average, while seasonal rental income stays competitive (see our article on zone-by-zone yields).

Two major factors could accelerate price increases in the coming years:

  • The new Kastelli international airport (expected opening 2028), which will directly serve East Crete with a capacity of 10 million passengers in phase 1. The consortium is GEK TERNA / GMR India, with the Greek state holding 45.9%.
  • The BOAK (east-west highway) under construction, which will significantly reduce travel times.

Note

Observing catch-up potential is not promising capital gains. Real estate markets always carry risk. Do your own analysis and don't rely on speculative projections.

On top of the purchase price, you need to budget for the following costs:
