ENFIA (Enieos Foros Idioktisias Akiniton) is the unified annual property tax in Greece. It is the equivalent of property tax in other countries, but its calculation is different. Here is how it works in Crete and how much you can expect to pay in 2026.
How ENFIA is calculated
ENFIA is based on the cadastral value of the property (objective value), not on the actual purchase price. This is a key point. In Greece, the cadastral value is often significantly lower than the market price, sometimes by 30 to 50%. This means ENFIA is calculated on a lower base than what you actually paid.
Base rate
The base ENFIA rate is approximately 0.28% of the cadastral value per year. This rate varies slightly depending on exact location and property type, but 0.28% is the reference for Crete.
Supplement for high-value properties
A progressive supplement applies to properties with a cadastral value exceeding 250,000 EUR. This supplement ranges from 0.1% to 1% depending on the value bracket. For the majority of properties in eastern Crete, this supplement does not apply (cadastral values rarely exceed 250,000 EUR).
Concrete example
Take a property purchased for 150,000 EUR in Crete. The cadastral value is estimated at approximately 80,000 EUR (53% of the purchase price). The base ENFIA will be approximately 224 EUR/year. No supplement as the cadastral value is under 250,000 EUR.

Comparison with other countries
For an equivalent property, French property tax is generally higher than ENFIA in Crete. Since the Greek cadastral base is often low, ENFIA remains a modest expense in a property owner's overall budget.
Declaration and payment
- E9 declaration: mandatory for all property owners. Must be updated each year in case of changes (purchase, sale, modification)
- Online payment via TaxisNet (the Greek tax portal), in 10 monthly installments
- The amount is calculated automatically by the tax administration based on the E9 declaration
- A Greek accountant (300-600 EUR/year) typically handles this declaration for foreign owners
Good to know
Cadastral values are being revised in several areas of Greece. The new values, when applied, could increase ENFIA. But for eastern Crete, adjustments remain moderate at this stage.
